建筑需求

诺亚农庄为了接待会员活动,需要空间提供餐饮、会议、住宿、娱乐等功能。本次改造基于此需求进行规划设计。

 

建筑现状

改造建筑位于农场中部,北部紧邻蔬菜大棚,南边与蔬菜大棚之间隔了一片景观树林,为主景观向。建筑体量东西向线性展开,总长120米。东部为三个接在一起的建筑体量,北边为两排简易房,西部为连续排开的农房,在最西边为一间南北走向的农房。

 

改造设计

东部连在一起的建筑体量用作公共功能,包括一个接待厅、一个多功能厅、两个中餐厅和一个西餐厅。建筑南边为与建筑体脱开的机动车落客通道,落客后车辆可停放在最南端的停车场。接待厅位于建筑中部,由一个伸出来的雨棚体量与机动车落客区相连。接待厅与多功能厅之间由一个线性的服务台分隔,面向接待厅一侧为住宿的接待台与服务窗口,面向多功能厅一侧为开放的吧台。多功能厅需要满足餐饮、会议、活动等功能,因而布置为开放平面。多功能厅长向的南北立面结合结构划分改造为开敞的玻璃窗,在提供充足采光的同时,将南边的花园景观和北边的庭院景观引入室内。南部体量与北部简易房之间引入线性小庭院,成为景观的同时为南北房提供了采光和通风。北部儿童活动房则面向东边景观打开。由于西边的两间中餐厅体量向后退,当立面上将其与两侧体量拉齐时,便在中间产生了一个小庭院。中餐厅的立面采用落地窗,完全向这个小庭院打开,形成了两个院景餐厅。最西边的西餐厅又回到了和多功能厅相呼应的开窗方式。公共活动区立面完全向南边景观打开,由于不同功能面向景观的方式不一样,因而在立面上形成了三组不同的动态开窗组合,使建筑室内与外部景观融为一体。建筑西边为客房区。南立面起高女儿墙,将后边的农民房坡屋顶掩盖,为凸显客房前景观提供最简单的建筑背景。客房区步道布置在景观最南端,客人需要通过自己独立的小径进入到每间客房中去,这样也划分出了客房独立的小花园。原来的室外廊道封闭为室内空间,为客房提供入户门廊以及小的景观客厅。客房内部为挑高的室内空间,将屋顶用内保温封闭,并将木梁结构暴露出来。一个低下来的卫生间体量放在北端,既不影响屋顶的连续性,又可利用上部空间布置管道设备。最西边有一间南北走向房间,为小型活动沙龙,朝向东边的落地窗可以回望整个景观纵深,将景观轴线的西端结束。

 

基于景观的设计

本次改造的所有建筑功能、流线规划、以及立面设计都围绕着建筑与景观的关系进行展开。无论是公共还是私密功能,都将建筑室内空间最大化地向景观打开,达到景观的自然流动,使室内外空间融合统一。

Program requirements

In order to receive its members, Noah Farm needs space to accommodate programs such as dining, conference, lodge, and recreations etc. This is what the planning of this renovation project is based upon.

Building Conditions

The renovation is sited in the middle of the farm land, wedged in between an array of greenhouse sheds. A planted woods area lies to the south of the building, also the direction of main landscape opportunities. The buildings are deployed along east-west in a linear fashion, a total of 120m in length. Three connected building volumes are on the east side; two rows of shed buildings are to the north; a row of farm houses are to the west; and one long farm house that run north-south lies on the west edge.

Renovation Strategy

The joined volumes on the east are used for public programs, such as a reception room, a multi-functional hall, two Chinese dining rooms, and one western dining room. A vehicular drop-off road connected with a parking lot is offset to the south side of the building. The reception room is in the middle of the building. It opens to a porte-cochere that covers the drop-off area. A linear service core faces the multi-functional hall with an open bar, and reception room with a check-in counter. The multi-functional space has an open plan since it has to meet up with the requirements of dining, meeting, and performance, etc. The south and north facade adopts an opening strategy that is consistent with structural partitions, bringing the views from the south garden and north courtyard into the interior space as well as natural light and ventilation.  The children’s room has a glass window and door that opens to the landscape on the east side.A small courtyard is created when the facade is straightened by bridging the two volumes at either side of the central mass. This serves as a landscape feature when the two Chinese dining rooms open their windows down into this space. The window opening at the western dining room is consistent with that of the multi-functional hall, coming back to a level that brings the view upward.The window openings of the public area are so dynamic that they provide different opportunities to view the landscape outside. On the facade, they are grouped as three different moves that brings the inside and outside together.The western zone is reserved as hotel rooms. The facade strategy is to simply the building elevation into a background to support the landscape in front. As a result, a parapet wall is erected to cover the original pitched roof that is not very pleasant to the eyes. The pedestrian passageway is located to the southern edge of the landscape so one’s journey into the hotel room is prolonged to further enjoy greenery the landscape brings.  The portico area of the original building is interiorized into a mini living room that one can have a seat to enjoy the garden in front. The interior space is well articulated by exposing the original structural beams as well as concealing the roof wood panels with insulation boards and plasters. The bathroom is enclosed in a low volume that doesn’t compete with the continuity of the roof. All service conduits are hidden above the bathroom core. The linear room that runs north and south is used as a small activity room. Its window faces back onto the entire landscape as a whole, as well as terminates the landscape axis at the west end.

Landscape Oriented Design

Landscape plays a central role in all the building programs, circulation plans, and facade designs in this renovation effort. No matter public or private, the opportunities of looking out onto the landscape are maximized from the inside, unifying the interior and exterior with a flowing landscape.
